Most of the landlords who work with Vellanor Ltd came to us because somebody they trusted made an introduction. If you know a landlord who is tired of void periods, tenant hassle, or an agent who never picks up the phone, introduce them to us. If they sign and their property takes its first booking, we pay you.
No paperwork for you. No cost to them. You make one introduction and we handle everything from there.

Paid 30 days after the first guest checks out — not on signature, so you are never waiting on a deal that stalls in onboarding. There is no cap on how many landlords you can refer.
How it works
- You tell us who they are. Their name, the rough location of the property, and the best way to reach them. That is all we need.
- We do the work. We contact them within 24 hours, give them a free income valuation, view the property and agree terms. You are not involved and you are not chasing anybody.
- You get paid. Once the property is onboarded and the first guest has checked out, we pay your fee by bank transfer within 30 days.

Common questions about the Vellanor referral scheme
Do I need to be a property professional?
No. Most of our referrals come from friends, neighbours, tradespeople and past guests. If you know the landlord, that is enough.
What if I refer someone who is already talking to you?
If we already have an active conversation with that landlord we will tell you straight away, so you are never left assuming a fee is coming.
Is there a limit on how many landlords I can refer?
No limit. If you introduce five landlords and all five sign, we pay five fees.
Do I need the landlord’s permission before referring them?
Yes. Please ask them before you pass on their details. It keeps us compliant with data protection rules, and a warm introduction converts far better than a cold one.
When exactly do I get paid?
30 days after the first paying guest checks out of the referred property. We confirm by email as soon as that clock starts.
How much is the referral fee?
250 pounds for a 1-2 bedroom property and 500 pounds for a property with 3 or more bedrooms.

The small print
- A referral is valid for 6 months from the date you submit it.
- The fee is payable once, per property, per landlord, and only where Vellanor had no existing active conversation with that landlord.
- The fee is paid 30 days after the first paying guest checks out of the referred property.
- You must have the landlord’s permission before submitting their details.
- Referral fees are paid gross. You are responsible for declaring this income to HMRC.
- Vellanor reserves the right to decline any property that does not meet our standards, and to withdraw this scheme at any time. Referrals already submitted and accepted are honoured.
